VALERON

For property owners

Your building. Two routes to a new use, and only one of them involves selling.

Illustrative photograph: the upper storeys of two adjoining period buildings — a pale ornamented façade with terracotta bands on the left and a dusty-pink façade with arched windows on the right, a tiled roof below. Not a Valeron project.

01

Start with the possibilities for your building

Together we assess the current use, potential for change and your priorities. The conversation can begin well before a decision to sell.

We consider whether an outright acquisition or a joint project is the right route, and identify the information needed for the next step.

02

What we assess

Plan depth, façade, daylight and structural capacity for a change of use.

The planning, heritage and permitting context of the location.

The state of the leases and the horizon for ending them.

Regeneration cost, envelope and services strategy, and achievable residential values nearby.

03

What stays confidential

Discussions are confidential from the first message. Information about your building is not shared with third parties and does not appear in capital-partner material without your written consent.

A building address identifies a live disposal consideration, which is why the enquiry route on this site is deliberately not connected to anything until the handling arrangements have been approved by the owner and its counsel.

Is this route for you?

This route fits when

  • You own, control or advise on a Prague commercial building whose current use is failing — vacancy, an approaching refurbishment bill, energy obsolescence, a refinancing, an insolvency or a non-core disposal.
  • The layout can bring daylight into habitable rooms. We assess that first, building by building.
  • You want an assessment before a marketed sale, and confidentiality matters more to you than competitive tension.
  • You are open to either outcome: an outright sale or a joint project.
  • You can supply, or authorise, the basic facts for a first view: the property address, current use and occupancy if known, and who controls the decision.

This route does not fit when

  • A specialist assessment has shown daylight cannot reach habitable rooms even with a new layout. What decides it is the assessment of the specific building, not its year of construction.
  • The property is outside Prague. Our current acquisition mandate focuses on Prague.
  • You need a standalone valuation, legal opinion or financing commitment. An initial assessment does not replace those services.

Questions owners actually ask

Can I discuss a building before I commit to selling it?
That is the intended use of this route. An assessment is not an offer, and one of the two routes does not involve selling.
What do you need to give a first view?
The property address, a brief note on the current situation and who controls the decision. Email or telephone is enough for contact.
Will you tell me what the building is worth?
We assess the property’s potential and possible transaction terms. This assessment does not replace an independent valuation.
If the building has already been screened, what does that mean?
It means there may be an initial structural view of the building and its possible change of use. Any offer, structure or next step comes only after a conversation and an assessment of the specific situation.
Can I keep a stake in the finished building?
Yes. The development partnership route lets you keep a stake in the finished building while Valeron structures and leads the work.
What happens to the tenants I still have?
Lease position is part of the first assessment rather than an afterthought. A building cannot change use while it is fully let on long terms, so the horizon for ending the leases is one of the things that decides whether the route is open at all.

The process

From potential to a practical plan.

  1. 01

    Understand the building

A property address and a brief note are enough to start. We check whether a change of use is structurally possible and which route makes sense.

  2. 02

    Confidentiality agreement

Before any detail changes hands we sign a mutual confidentiality agreement.

  3. 03

    Agree the opportunity

We review the layout and daylight, the permitting context, the leases and the development cost. The output is a position and a price framework, and a view on which of the two routes fits.

  4. 04

    Non-binding indication

Following the assessment, we propose non-binding terms for a sale or a joint project and agree the next steps.

Discussions are confidential. Information about your building is not shared with third parties and does not appear in capital-partner material without your written consent.

Discuss your property

A property address and a brief note are enough to begin. Please provide at least one contact method — email or telephone. Radek Procházka handles property enquiries.
