VALERON
For banks
Valeron is building a repeatable flow of regeneration projects, not the financing of a single idea.
01
What you are assessing
Entry discipline: the price ceiling is calculated before the negotiation and is not exceeded.
Structure: ring-fencing at project level, with the security and reporting package defined at underwriting for each project rather than fixed ahead of it.
Resilience: cost overruns are funded from equity first. Construction drawdown follows pre-sale cover.
Concentration: exposure to any single district is capped so that projects do not compete with each other on sale.
Collateral logic: a regeneration candidate is an existing building in an established location, which is a different risk profile from a site with a scheme drawn on it.

- 171

- 9
- Prague districts
The register is priced, not owned. Screening a building is neither a claim on it nor a promise of a transaction.
Register scope figures. Bar widths express each stated value within its own series, not a conversion between them. This is not a success rate and not a pipeline.
Abstract figure. Nine cells stand for the nine districts the register covers. It is not a map, and the individual districts are not identified here.
02
Reporting
Project status is reported in the vocabulary of the permitting process, not the vocabulary of marketing. The plan is visibly recalculated when the underlying evidence changes.
Fees and conflicts of interest are described before commitment, not after it.

What you will not find on these pages
Specific funding requirements, counterparties, terms or credit parameters. That material belongs in the lender briefing and is provided after qualification.
Is this route for you?
This route fits when
- You are assessing whether a sponsor originates, underwrites and governs repeatably enough to lend against.
- You want to see the discipline — entry ceiling, margin floor, concentration cap, presale cover before construction drawdown, overruns funded from equity first — stated as rules rather than as intentions.
- You are reading for the credit committee and want the control environment before the pitch.
- You hold challenged commercial collateral and are considering who could take it on. That makes you an owner-side counterparty as much as a lender; the owners route may be the better door.
This route does not fit when
- You need a credit application. These pages are public principles, deliberately not a facility request, and they contain no confidential position.
- You need leverage figures, covenant levels or pricing. Those are not published and belong in a pack provided after identity and purpose are established.
- You require the counterparty to be a regulated vehicle today. The site asserts nothing about licence status in either direction; regulatory questions are handled once identity and purpose are established, not on public pages.
- You approve credit on a standardised counterparty score without assessing the individual project. Underwriting here is project by project, and the diligence pack — structure, security, reporting — is provided in due diligence.
Questions banks actually ask
- What is the security structure?
- Ring-fencing at project level, with the security and reporting package defined at underwriting for each project rather than fixed ahead of it.
- Who signs?
- A named human, at each of five approval gates. The system screens, prices and drafts; it does not negotiate, commit capital or sign.
- How is a cost overrun absorbed?
- From equity first. Construction drawdown follows presale cover, not the other way round.
- How does regeneration change the collateral question?
- The security is an existing building in an established location rather than a site with a scheme drawn on it. That changes the downside case, because the asset has a use and a value even if the change of use does not proceed.
