New life for Prague’s buildings.
About
A partner for the buildings Prague already has.
We acquire and regenerate commercial buildings in Prague. The result is homes and new uses suited to the location. We have our own complete Design & Build team of 20 professionals. That in-house capacity lets us assess a building and advise on its most suitable use and project structure without having to approach external teams for the initial assessment. In this way we bring market knowledge together with design and delivery, and keep discussions confidential. For owners, we offer an outright purchase or a development partnership.
Our approach
Radek Procházka
Radek Procházka, founder and owner of Prochazka & Partners and Home Portal, brings together 20 years of experience of the commercial and residential markets. That is what allows Valeron to assess not only what an existing building can do, but also the demand for its future use — from design and project economics through to marketing and sale.
Two routes for owners
Sell your building
- A direct, confidential acquisition
- Discussion of timing and practical steps
- Completion on agreed terms
Partner with us
- You keep an economic interest in the finished building
- Valeron structures and leads the development
- Nothing binds until both sides want it to
What we do
Within a regeneration, one team carries the building from first assessment to a completed change of use.
- Understand the building
- Agree the opportunity
- Design the next chapter
- Deliver with discipline
- Report what changed
What we look for
A different future for commercial buildings.
We assess existing buildings for a new use — from established office properties to buildings approaching the end of their current lease cycle. Layout, location and the scope for change guide the assessment.
Buildings with potential for change.
-
Layout and daylight
Daylight has to reach a habitable room. Buildings from the 1990s and 2000s can make good homes — plan depth, façade and the scope for a new layout decide it, not the year of construction.
-
Structure worth keeping
A frame and foundations in condition to carry a changed use, with floor-to-floor heights that survive new services without losing the room.
-
An established location
Transport, schools, shops and a street that already works. Regeneration adds homes where the city already functions rather than at its edge.
-
A resolvable occupancy
Leases with a visible horizon, or vacancy already arrived. A building cannot change use while it is fully let on long terms.
-
A route through permitting
A planning and heritage context in which a change of use is arguable. Difficult is workable; impossible is not.
-
Project economics
We assess acquisition terms, conversion costs and future use together, to establish a viable project.
A building meeting every criterion is still only a candidate. Nothing on this page is an offer, a valuation or a commitment to transact.
Responsibility
Respect what exists. Improve what comes next.
Structure
Frame, foundations and floors are retained wherever they can carry the new use. Retention is assessed building by building; it is not assumed and it is not always possible.
Energy
Envelope and services are addressed as part of the change of use, with the aim of a building that is cheaper and steadier to run than the one it replaces.
Materials
What comes out is assessed for reuse before it is assessed for disposal. Specification favours materials that can be maintained rather than only replaced.
Place
A regenerated building keeps its street. Ground floors are treated as part of the public realm rather than as leftover area.
Three conversations
Let’s explore your building’s next chapter.
A property address and a brief note are enough to begin. The first conversation is an assessment, not an offer, and it commits you to nothing.

Questions we are asked
- What does Valeron actually do?
- Valeron is an investment and development partner focused on regenerating existing buildings in Prague, most often by transforming commercial property into homes. With an owner that can mean buying the building or developing it jointly.
- Do you regenerate every building you look at?
- No. Each building is assessed on its own — plan depth, façade, daylight and the scope for a new layout. A deeper plan is a harder problem that a specialist assessment has to verify.
- Can I participate without selling outright?
- Yes. A development partnership lets you retain an economic interest; roles and structure are agreed around the specific building.
- How do I tell whether my building is a candidate?
- By the assessment dimensions on the What we look for page: layout and daylight, structural condition, location, occupancy, permitting context and project economics.
